When you’re getting your home ready to sell, one of the first things you should focus on is curb appeal. If your home doesn’t look appealing from the outside, many buyers will simply keep driving. The exterior of your home has to make a great first impression if you want buyers to stop and view the interior of your home. Here are some easy and inexpensive ways to boost your home’s curb appeal.

Clean the front door and paint if needed. The front door is a focal point and it creates a strong first impression. Make it look stunning by cleaning, painting, and polishing hardware. A red front door will make your home feel cheerful as buyers enter.


Wash all windows inside and out. You may not think about your windows on a daily basis but giving them a good cleaning will add to your home’s appeal.


Clean around eaves. Make sure to clear away the cobwebs.


Replace dated outdoor lighting fixtures. This is a simple update that buyers will appreciate.


Paint or replace mailbox, if needed. The mailbox may seem insignificant, but all of the little things add up to create your buyer’s overall impression of your home.


Wash the outside of the house. Use a garden sprayer and hose down the house and all walkways and paved areas.

What is not Probate?

Property Held as Joint Tenants.   When one joint tenant dies, that joint tenant's interest automatically passses to the surviving joint tenants in equal shares, without going through probate.  All the surviving joint tenants need to do is take a certified copy of the death certificate and an Affidavit of Death of Joint Tenant to the appropriate recorder's office.   However, when the last surviving joint tenant dies, their entire estate will pass through probate, unless it is put into another joint tenancy or a trust.

There's an old saying that I like: "The past is a good place to visit, but certainly not a good place to stay". This quote is so very true. We have a tendency to let the past take up too much of our thoughts. We spend so much time looking backward that we prevent ourselves from looking forward.
Here's an analogy I like to use: Imagine trying to walk forward while turning your head over your shoulder to look backwards. You'll stumble, wobble, and quite likely run into something! You're spending so much time looking backwards that you have severely hindered your ability to move forward. Make sense?

Let yourself let go of the past. It doesn't mean you have to forget it or pretend it never happened. But it does mean not allowing yourself to be defined by it. It's called the past for a reason. Look forward...move forward. Who knows what magical possibilities could await if you just allow yourself to see them!!

UNDERSTANDING PROBATE


Probate is a legal process to dispose of the assets and pay the debts of a person who has died, known as the decedent.  There maybe a will which must be established as valid.  This proving ( or disproving) of a will is an essential part of probate.


Probate aslo encompassses proceedings to dispose of the assets, pay the debts, and sometimes also care for a person who is still alive.  This kind of " living probate" involves minors or adults that lack the capacity to make these decisions for themselves, including seniors with dementia and developmentally disabled person.

Property Held in a Life Estate - 

A life estate is a present interest in property whose duaraton is limited to the life of a certain person, usually the person receiving the life estate, called the Life Tenant.  The purpose of a life estate is to allow someone to use or occupy property for their lifetime and predetermine how that property is passed at that person's death. 
For Example:  If Alice grants a proeprty " to Bill for Life, " then Bill, as the life tenant, will have the right to use or occupy the property for his life.  Bill Will also have the right to sell his interest in the property, but that interest will still be limited in duration and will end upon Bill's death.   On Bill's death the property will revert to Alice or Alice's heirs if she predeceased Bill.   If Alice grants the same property "to Bill for life, then to Carol"  Bill will still have the life estate, but now the property automatically pass to Carol or Carl's heirs upon Bill's death.   The typical way in which a life estate is used as an estate planning tool is that Alice grants the property " to Alice for life, then to my daughter, Betty. " Alice ensures that she will occupy the property for her lifetime and that Betty will automatically receive it on Alice's death.   One problem with this is that once the grant is made,  Betty's interest in the property, called a remainder, is irrevocable.
